ON THE TAKE: A Robust Scam Targeting the Elderly

June 3, 2025

A recent scam targeting elderly individuals is particularly insidious as our most vulnerable population are receiving fake mortgage checks or letters falsely claiming association with their mortgage or offering mortgage assistance or relief. Oftentimes, this communication is accompanied by a check, a FAKE check with the goal of you depositing it in your bank account.

Scammers may offer help refinancing, making mortgage payments, or assistance to avoid foreclosure, always creating a sense of urgency.”Fees” or “taxes” may also be requested. The elderly are particularly targeted for this scam, making the rounds right now. Things to look out for include:

  • Unsolicited Offers: The victim receives unsolicited checks or letters that appear to be from a legitimate mortgage company or government entity.
  • Requests for Payment/Information: The scammer may ask the victim to deposit the fake check and then wire back a portion of the funds to cover fees or taxes. They may also request upfront fees for mortgage relief services that never materialize.

Protect Yourself:

  • Never cash or deposit checks from unknown sources
  • Do not wire money
  • Never provide upfront fees for mortgage assistance
  • Inform your bank immediately about the fraudulent check or suspicious activity.
  • Contact relevant authorities: Report the scam to the Federal Trade Commission (FTC) , U.S. Postal Inspection Service (USPIS) (if the check was received by mail), and local law enforcement.
  • Do not share personal information and be cautious about providing personal or financial information, especially if you are unsure of the legitimacy of the contact.

As always, if you feel you have been a victim of this scam or others like it, report the scam to the relevant authorities and secure legal assistance to protect you and your assets. We’re here to help, please contact us at: (281) 501-3030 or mcgarveypllc.com
